Making Home Buying an Enjoyable Experience

Purchasing your dream house can be considered one of the big decisions that you will do. It is not like buying a regular item in which you can return to the store when you find it defective. Home buying is not as simple as you think. When you are going house hunting, you will be faced with so many choices that will make your head spin. You are not the only person doing this so expect competition when buying a house. There are others who will be willing to offer a better deal to the home owner that they will not entertain you. There are factors that you must come to terms first before finally deciding on which house to buy.

Knowing your Mortgage Limit

Before doing the rounds and going house hunting, you must first be able to secure your loan. A pre approved mortgage will help you out because you will know how much your budget will be. Once your home mortgage is pre approved you can help you stay within it. You will be able to zero in your search for your perfect home because you know which neighborhood the house is in you will be able to afford. Also having a pre approved mortgage will give the brokers and home sellers the perception that you are a serious in your home buying quest. This way, you will be entertained well by them because they know that you are not just prospecting.

Don't Just Go with the Flow

If you are really serious in your home buying, it is recommended that you make a study of the real estate values of the area that you are interested in. It will help you decide if the house you really want to purchase is worth the price when you know its fair market value and comparing it with the same kind in the area.

Negotiating and Playing Fair

With the process of home buying also comes negotiation. Having this skill will come in handy to steer the deal to your advantage. However, do not make impossible and unpractical demands that will make the seller feel that he is being ripped off. Having too much unusual requests can lead to the failure of the negotiation. Keep in mind that the seller also has his own reasons for selling the home so be fair when negotiating with him the terms of the sale.

Examining the Goods

Just like any other purchase, you should invest time and money to examine a house that you are planning to buy. Do not be awed by the superficial enhancements like carpeting, draperies and other enhancements placed by the seller. Although these things are nice additions, you should concentrate on what is important such as the structure and present condition of the home. Getting the services of a professional to help you out inspect the home might cost you but this will give you the peace of mind that the house that you are purchasing will not give you any problems in the future.

By doing these things, home buying will be a more fun and enjoyable experience for you. This will save you from having headaches with the problems that you might encounter in the future.

Contact your local real estate office for complete listings of all homes for sale near Moore County. You can even get accurate results from an online search for real estate Moore County. This way you can see each home, but only visit the ones that really interest you.

Tips for Getting Your Home Ready to Sell

Tips for Getting Your Home Ready to Sell

By Jennifer

Are you ready to put your house on the market? Do you need a quick sale? There are many things you can do to help your home look better and sell quicker. In a tough real estate market, making your home stand out from the crowd is the best thing you can do.

Having looked at many houses for sale over the past few years and having sold two houses in the past few years one of the most important things for a home on the market is for it to be clean. I cannot tell you how many homes we walked through that were filthy dirty. Dirty laundry, layers of dust, weird smells and dishes on the counter. First and foremost when you are trying to sell your home is to make sure it is clean! The thing we got the most comments on about our houses was that they were so clean.

Reducing the clutter is another important step to take. When you are living in your house day after day, things accumulate and you don't even notice. Take a hard look at everything space in your home. Walk through the front door as if you were a potential buyer. Look everywhere. Get rid of anything extra to the point that you think it looks too sparse. That is how you want it to look. You want the rooms to look spacious and too much stuff makes them shrink to the eye.

Get rid of extra throw pillows and blankets or afghans on the sofa. Kids toys need to be hidden (use end tables and drawers to hide kids things in so you can easily pull stuff out when you are home). Most bookcases are loaded too full with books. Get rid of at least half of the books on your shelves and intersperse other things such as a basket, candle, figurine, etc.leaving lots of space around the object. Now your bookcases look great, not cluttered.

The kitchen and bathrooms are the most important areas to keep clean. Counters should have nothing on them, except a vase of flowers or decorative plate. Once your house goes on the market everything is for show. Keep separate towels to use for drying hands and wiping counters. Throw them in a drawer or under a counter on your way out the door before a showing. Stash stuff wherever you can!

As for remodeling projects that will help you sell your home quicker, there are some easy things you can do that don't cost a lot of money. Paint is one of them. You don't need to repaint your entire house probably, but touch up any areas that need it. Wipe down walls and baseboards. Repaint the molding if needed, this area gets the dirtiest I have found. A fresh coat of paint makes the whole room perk up.

Replacing the toilet seats is fast and easy. With two boys that don't always have the greatest aim, the bathroom quickly starts to smell. It isn't the toilet seat, but the screws that hold it on and the little crevices that are very hard to get too. Add to that the fact that toilet seats get scuffed easily and it makes more sense sometimes to spend $20 and replace the seat.

Having fresh flowers out will make your house look like home and it will smell better too. Speaking of smell, don't cook anything that causes a bad odor. One time I made fried chicken while our house was on the market. This creates a strong smell for sure. Just as I was helping the plates we got a call that someone wanted to see our house in 30 minutes! We had to race through our food and there was no time to air the house out. Spraying Febreeze didn't help. Needless to say we didn't sell the house that day and I learned a lesson. I know I am always turned off walking into a house that smells bad.

Another thing you can do to help your house look better is to make sure all lights are working. You should turn on lights before a showing anyway, but you don't want anything to look like it is wrong in your house and if someone flips a switch and the light doesn't come on, something is wrong and this leaves a bad impression. Get your carpets cleaned and possibly your hardwood floors polished. Keep your lawn mowed neatly and flowers out front if it is summer. Keep the driveway and sidewalk shoveled in the winter. Keep your house at a comfortable temperature, so that it is pleasant to walk into.

Establish some routines each day to keep it looking great. Get in the habit of wiping down all counters and sinks after each use. Consider purchasing some convenience items to make cleaning up easier. I bought a Swiffer mop and quickly swiped the floor before each showing. I bought some Lysol wipes and wiped down doorknobs, light switches and sinks quickly before a showing. Making the upkeep of a very clean house easier, made it easier to live there while trying to sell the house.

Getting your house ready to sell can be tedious, but it will be well worth it in the end. Take some time before hand to get it looking perfect and it will payoff when your house sells before the others in the neighborhood. Good luck!

4th of July Celebration, Fort Bragg, NC

The BEST Independence Day bash in the whole of the south east.

My heart is breaking.

Mom and Dad, I’m so excited for our family vacation to the beach this summer, but just know that I’m harboring a grudge against you for planning our trip over the 4th of July weekend. I’m going to miss the best 4th of July party in the entire state (or the whole south, some would argue), but my absence doesn’t mean YOU can’t partake of the amazingness.

Maybe it’s my romantic nature which makes me so sensitive, but just thinking about this event makes me choke up. I love the level of patriotism displayed at Fort Bragg’s 4th of July festival. Fort Bragg is the largest military base in the country, boasting nearly 45,000 soldiers (10% of the Army’s active component forces) and their families.

I can close my eyes and almost feel all those soldiers gathered in the parade field, gazing up into the summer sky watching the most impressive fireworks display this side of the Mississippi. At about sundown, the National Anthem is played and there is a flag ceremony. The 82nd Division All-American Band plays the 1812 Overture and a canon is blown for each state.

Thousands of people cheer for their home state, smoke from the canons blow rings in the sky, and you get this sense of community that is so overwhelming, I’m almost in tears writing this right now.

I know it sounds silly—a big barbeque that makes me cry? But it does. Perhaps it’s the military presence… so many soldiers have made sacrifices for our country; some have paid the ultimate sacrifice, all in the name of giving us the freedom to come together and have celebrations like this.
This year, the fireworks show starts at 9:42 p.m. It is shown in conjunction with the 96.5 The Drive “Concert in the Sky.” Patriotic songs are played against the fireworks, further adding to the effect. It is truly amazing. For the past few years, I know they’ve played Whitney Houston’s version of the national anthem that she sang at Super Bowl XXV in 1991. It wouldn’t be the same without it, I’ll tell you what.

Okay, here are less sappy details: vendors and the “Kiddie Land” section of the parade ground open at 3:00 p.m. Colt Ford will be in concert from 5:00 to 6:00 p.m., the Golden Knights will have their annual freefall parachute demonstration at 6:00 p.m., then at 6:30 p.m. Chevelle will be in concert.

All of these festivities are free and open to the public. Mind you, Fort Bragg is a closed base. If you do not have a military I.D. card or a decal on your car, you will have to have your car searched at one of the checkpoints. Please allow extra time for this; there will be A LOT of people trying to get on base. For further information, check out the website or call 910-396-3919.
I’m all about a good party, but don’t forget why we celebrate the 4th of July in the first place. Love your country and enjoy the festival for me!

8 More Reasons To Live In Fayetteville, North Carolina

8 More Reasons To Live In Fayetteville, North Carolina

By: Sam Huntington

1 - Fayetteville is less than two hours from pretty much any beach in North Carolina and only a few more hours to the beautiful and scenic mountains of the Western part of the state. Fayetteville, North Carolina is in an almost perfect location in the state.

2 - Fayetteville is located in a very temperate part of the country, has easy access to travel hubs and has some of the best golf on the East coast minutes away. Talk about a near perfect retirement environment.

3 - Fayetteville, NC is about as patriotic as a town can get. What does that mean? It means that living there I know my friends and neighbirs uphold the same moral standards and etics upon which this country was originally based and that we will all work together to uphold them.

4 - Incredible parks, wonderful green spaces, beautiful trees and flowers... need I say more. This is a beautifula area situated in the sandhills of North Carolina. Our country affors us many choices on beautiful places to live. We feel extremely lucky and priveledged that we live in an area that would place well on anyones list.

5 - Hey, this is a friendly, down-to-earth, sweet Sounthern part of the country. The folks here are nice. Whether it is the Southern way in general or maybe just this special town here in Fayetteville North Carolina, we really don't know. What we do know if we love it.

6 - Fayetteville North Carolina is a great place to raise a family. There are tons of activities for kids and families living in Fayetteville. The museums, parks, the beach (a short hop away), and a myriad of sports opportunities make this a wonderful and fun place to be or have kids.

7 - The traffic volume is surprisingly good compared to most similarly-sized cities. The "FAST" mass-transit system paired with a well designed infrastructure and a laid back way of living makes for a city that rarely finds itself feeling congested

8 - Fayetteville likes to have fun and celebrate the joys in life. There is almost always a festival or event of some sort going on in Fayetteville North Carolina. Whether it is holiday celebrations, the annual Dickens event or the Fourth of July on Fort Bragg. One celebration in particular that cannot be missed is "Glory Days". This is Fayetteville's own special 4th of July event.

The bottom line is Fayetteville, NC is a wonderful town and frankly it would be difficult to list all of the great reasons that people choose to live there. What I've given you above is a brief listing of just eight of those many reasons.

Why just eight? Well, when I ponder and travel around Fayetteville, NC I often jot down little aspects of the town that grab me. What is amazing is that once I return to my home office (where I do most of my actual writing) I often find I have a list unlike any of the others I've written up before. This list of eight is just one of those great little lists and just happens to be the one I chose to share with you here today.

Welcome Home Fort Bragg Troops!

Fort Bragg soldiers return from Haiti relief efforts

By: News 14 Carolina Staff

FORT BRAGG – More than 600 Fort Bragg soldiers returned home to friends and loved ones Saturday.
The troops were deployed for three months to aid recovery efforts after the Haiti earthquake. Members of the 2nd Brigade Combat Team
provided security and handed out food, water and supplies.
"In a way, it was a lot more fulfilling – being able to help the Haitians, being able to go over there and see the difference that we're making
from people starving to death and people having food and shelter and what not. So it was quite fulfilling," Pfc. Cody Cantu, with the 82nd
Airborne, said.
There's no word yet on how long soldiers will be home before their next deployment.

$8,000 TAX CREDIT STILL AVAILABLE TO MILITARY!

Special Rules for Members of the Military, the Foreign Service
and the Intelligence Community
Congress has acknowledged the unique circumstances affecting members of the military, the foreign service and the intelligence community by making the following exceptions that apply to both the $8,000 tax credit for first-time home buyers and the $6,500 tax credit for repeat home buyers.
Exemption From Tax Credit Recapture Rules
  • Typically, homes that are sold or that cease to be used as a principal residence within three years of the initial purchase are subject to recapture of the tax credit.
  • However, qualified service members who sell or move from a tax credit home within three years of the initial purchase due to official extended duty are exempt from the recapture rule.
Extension of Tax Credit Deadlines
  • The home buyer tax credit is available for qualified purchases with a binding sales contract in place on or before April 30, 2010 and closed by June 30, 2010.
  • However, for qualified service members who are ordered on a period of official extended duty, these dates are extended for one year. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.
  • A person who is forced to return to the U.S. for medical reasons before completing an assignment of at least 90 days of qualified official extended duty outside of the United States may qualify for the one-year extension.
Definitions
  • “Qualified service member” means a member of the uniformed services of the U.S military, a member of the Foreign Service of the U.S., or an employee of the intelligence community.
  • “Official extended duty” means any period of extended duty outside of the United States for at least 90 days during the period beginning after December 31, 2008 and ending before May 1, 2010.

This story was featured on “Good Morning America”, as well as Forbes.com.  Buyers Agent: Yes, You Need One

Buyer’s agents work for you, but their fees are paid by the seller. So, why not enlist the help of someone who knows the in’s and out’s of the paperwork and home buying process? In-House Realty shows you five great reasons to use a buyer’s agent.

5 Reasons You Absolutely Need a Buyer’s Agent When Buying a Home

At first, you may be able to convince yourself that you don't need a real estate agent to buy a home. When you find yourself sifting through papers you don't understand, you may begin to reconsider. There are many reasons to hire a real estate agent when house hunting - here are a few provided by the experts at In-House Realty.
  1. No Direct Cost to You! One misconception in real estate is that a home buyer pays commission. Not so! The seller pays the commission, and if two agents are involved in the transaction, that same commission will be split between them. If it ever becomes an issue, keep in mind you have the upper hand in all negotiations in today's buyer's market.
  2. Multiple Listing Service The Multiple Listing Service (or MLS) is a database which allows real estate agents to share information about houses for sale. Your real estate agent, who is licensed with the state, will have access to these listings. After learning of your criteria for your new home, your real estate agent will get to work by whittling down the long list of potential homes. Without a real estate agent, you'll be limited in your searches, which could make your home search difficult and tedious.
  3. Negotiation Your initial offer on any given property can significantly help or hurt your chances of acquiring that home. Rather than take on a new full-time job researching home values, an experienced real estate agent will have already done the work and will be able to negotiate the best possible purchase price for you. Real estate agents know when to stop and when to keep adjusting the purchase price in negotiations. The seller has a real estate agent representing them - you should too!
  4. Legal Protection When making an important financial transaction such as buying a home, it's important to know that you are legally protected in case things don't go as planned. When your real estate agent drafts a purchase agreement, they will include certain contingencies that protect you from issues, such as a loss of financing, failed inspection or unfulfilled promises. If the situation warrants, you may be able to recoup your earnest money deposit or void your offer completely.
  5. Paperwork, paperwork, paperwork! Scaling the mountains of paperwork associated with buying a home is your real estate agent's job! A real estate agent can prevent you from losing and forgetting paperwork or from signing on the wrong line. Without their help, you could miss things that may delay the process and push back your closing date.

NEWSMAX.COM - TOP 25 UNIQUELY AMERICAN CITIES!

Fayetteville may be one of the most patriotic communities in America. For one thing, it’s known as the unofficial home of the U.S. military because of its proximity to Fort Bragg and Pope Air Force Base. It’s also the seat of Cumberland County, dubbed “World’s First Sanctuary for Soldiers” to show the country that soldiers and their families can feel safe, secure, and cared for here. It’s also home to appealing small-town amenities, historic buildings, and independent shops, as well as the Airborne & Special Operations Museum.

5 Types of Retirement…Which One's For You?

5 Types of Retirement…Which One's For You?: "

For some of us, we begin to think about, dream about, imagine our Golden Years of Retirement early on in our lives and then for some of us, it is the retirement announcement of a friend, co-worker, or perhaps a sibling that sparks our awareness that we might want to start considering our own retirement plan.

No matter the reason, when the time comes, we are all faced with the same questions. How do we envision the next chapter of our lives? What are our fears and what are our fantasies about retirement? How can we make our retirement years glorious, and what will we need to make them our "Golden Years".

I've listed 5 Types of Retirement below…

  1. Relaxing most of the time and life goes on pretty much the same as it always has, except we aren't working anymore.

  2. We aren't working, however we now have the time to continue our personal development.

  3. We become involved in a mix of things. Maybe working part-time, spending more time with family, recreation, traveling or pursuing a health regimen and seeking a balanced life.

  4. An encore or second career. Maybe you put a lot of emphasis on continuing to work but want to venture out into a different type of career.

  5. You want to leave your current employer, continue working in your field, but with less hours and extend your career indefinitely.

In conjunction with the type of retirement you envision, if your dream for your Golden Years includes relocating, many more considerations come into play.

Beyond the financial and real estate aspects of relocation, there's another side to the equation that if ignored can easily spell disaster.

What are the emotional, psychological, and purely practical issues you must face to assure a successful relocation to the right place for you?!

It's important to evaluate what sort of lifestyle you envision. Often we envision our lives being the same as they are now, living with the same set of values, hobbies, and interests we currently have.

Believe it or not, it's really important at this point to dream a little bit about what you want and try to be more imaginative, and not assume that everything has to be the same or the activities that you're already involved in are going to be exactly the same. Probably a lot of them will be, and there's nothing wrong with that, however, be imaginative about what you really want to do and how you want your life to be.

If you're married or in a partnership, communication is critical. You need to have a conversation about what each of your lifestyle considerations are. First, each person needs to make a list. Take your time and really envision your ideal lifestyle. Then compare your lists. Determine what your common considerations are and if necessary, rate the considerations by level of importance.

Whether single, married, or in a partnership, once you've envisioned your retirement lifestyle there are important relocation questions. Questions like, "Will the area you're interested in be able to support the lifestyle of your dreams"?

Trying to sort this out and determine how much risk you are willing to take is pretty challenging. You need to be able to assess every aspect and create a plan that will ensure your retirement relocation will be met with a "soft landing." Not a harsh reality!

In the coming weeks, I'll be giving you some hints and pointers, and explore how you can safeguard against moving someplace that once you get there you don't say,

Oh Boy…this doesn't fit what I wanted, get me out of here!!

I'll also be writing about specific things you must be aware of, if you're considering relocating or retiring to North Carolina or South Carolina.
