Making Home Buying an Enjoyable Experience
Purchasing your dream house can be considered one of the big decisions that you will do. It is not like buying a regular item in which you can return to the store when you find it defective. Home buying is not as simple as you think. When you are going house hunting, you will be faced with so many choices that will make your head spin. You are not the only person doing this so expect competition when buying a house. There are others who will be willing to offer a better deal to the home owner that they will not entertain you. There are factors that you must come to terms first before finally deciding on which house to buy.
Knowing your Mortgage Limit
Before doing the rounds and going house hunting, you must first be able to secure your loan. A pre approved mortgage will help you out because you will know how much your budget will be. Once your home mortgage is pre approved you can help you stay within it. You will be able to zero in your search for your perfect home because you know which neighborhood the house is in you will be able to afford. Also having a pre approved mortgage will give the brokers and home sellers the perception that you are a serious in your home buying quest. This way, you will be entertained well by them because they know that you are not just prospecting.
Don't Just Go with the Flow
If you are really serious in your home buying, it is recommended that you make a study of the real estate values of the area that you are interested in. It will help you decide if the house you really want to purchase is worth the price when you know its fair market value and comparing it with the same kind in the area.
Negotiating and Playing Fair
With the process of home buying also comes negotiation. Having this skill will come in handy to steer the deal to your advantage. However, do not make impossible and unpractical demands that will make the seller feel that he is being ripped off. Having too much unusual requests can lead to the failure of the negotiation. Keep in mind that the seller also has his own reasons for selling the home so be fair when negotiating with him the terms of the sale.
Examining the Goods
Just like any other purchase, you should invest time and money to examine a house that you are planning to buy. Do not be awed by the superficial enhancements like carpeting, draperies and other enhancements placed by the seller. Although these things are nice additions, you should concentrate on what is important such as the structure and present condition of the home. Getting the services of a professional to help you out inspect the home might cost you but this will give you the peace of mind that the house that you are purchasing will not give you any problems in the future.
By doing these things, home buying will be a more fun and enjoyable experience for you. This will save you from having headaches with the problems that you might encounter in the future.
Contact your local real estate office for complete listings of all homes for sale near Moore County. You can even get accurate results from an online search for real estate Moore County. This way you can see each home, but only visit the ones that really interest you.

8 More Reasons To Live In Fayetteville, North Carolina
8 More Reasons To Live In Fayetteville, North Carolina
By: Sam Huntington
1 - Fayetteville is less than two hours from pretty much any beach in North Carolina and only a few more hours to the beautiful and scenic mountains of the Western part of the state. Fayetteville, North Carolina is in an almost perfect location in the state.
2 - Fayetteville is located in a very temperate part of the country, has easy access to travel hubs and has some of the best golf on the East coast minutes away. Talk about a near perfect retirement environment.
3 - Fayetteville, NC is about as patriotic as a town can get. What does that mean? It means that living there I know my friends and neighbirs uphold the same moral standards and etics upon which this country was originally based and that we will all work together to uphold them.
4 - Incredible parks, wonderful green spaces, beautiful trees and flowers... need I say more. This is a beautifula area situated in the sandhills of North Carolina. Our country affors us many choices on beautiful places to live. We feel extremely lucky and priveledged that we live in an area that would place well on anyones list.
5 - Hey, this is a friendly, down-to-earth, sweet Sounthern part of the country. The folks here are nice. Whether it is the Southern way in general or maybe just this special town here in Fayetteville North Carolina, we really don't know. What we do know if we love it.
6 - Fayetteville North Carolina is a great place to raise a family. There are tons of activities for kids and families living in Fayetteville. The museums, parks, the beach (a short hop away), and a myriad of sports opportunities make this a wonderful and fun place to be or have kids.
7 - The traffic volume is surprisingly good compared to most similarly-sized cities. The "FAST" mass-transit system paired with a well designed infrastructure and a laid back way of living makes for a city that rarely finds itself feeling congested
8 - Fayetteville likes to have fun and celebrate the joys in life. There is almost always a festival or event of some sort going on in Fayetteville North Carolina. Whether it is holiday celebrations, the annual Dickens event or the Fourth of July on Fort Bragg. One celebration in particular that cannot be missed is "Glory Days". This is Fayetteville's own special 4th of July event.
The bottom line is Fayetteville, NC is a wonderful town and frankly it would be difficult to list all of the great reasons that people choose to live there. What I've given you above is a brief listing of just eight of those many reasons.
Why just eight? Well, when I ponder and travel around Fayetteville, NC I often jot down little aspects of the town that grab me. What is amazing is that once I return to my home office (where I do most of my actual writing) I often find I have a list unlike any of the others I've written up before. This list of eight is just one of those great little lists and just happens to be the one I chose to share with you here today.

Welcome Home Fort Bragg Troops!
By: News 14 Carolina Staff
FORT BRAGG – More than 600 Fort Bragg soldiers returned home to friends and loved ones Saturday.
The troops were deployed for three months to aid recovery efforts after the Haiti earthquake. Members of the 2nd Brigade Combat Team
provided security and handed out food, water and supplies.
"In a way, it was a lot more fulfilling – being able to help the Haitians, being able to go over there and see the difference that we're making
from people starving to death and people having food and shelter and what not. So it was quite fulfilling," Pfc. Cody Cantu, with the 82nd
Airborne, said.
There's no word yet on how long soldiers will be home before their next deployment.

Buyers Agent: Yes, You Need One
Buyer’s agents work for you, but their fees are paid by the seller. So, why not enlist the help of someone who knows the in’s and out’s of the paperwork and home buying process? In-House Realty shows you five great reasons to use a buyer’s agent.5 Reasons You Absolutely Need a Buyer’s Agent When Buying a Home
At first, you may be able to convince yourself that you don't need a real estate agent to buy a home. When you find yourself sifting through papers you don't understand, you may begin to reconsider. There are many reasons to hire a real estate agent when house hunting - here are a few provided by the experts at In-House Realty.- No Direct Cost to You! One misconception in real estate is that a home buyer pays commission. Not so! The seller pays the commission, and if two agents are involved in the transaction, that same commission will be split between them. If it ever becomes an issue, keep in mind you have the upper hand in all negotiations in today's buyer's market.
- Multiple Listing Service The Multiple Listing Service (or MLS) is a database which allows real estate agents to share information about houses for sale. Your real estate agent, who is licensed with the state, will have access to these listings. After learning of your criteria for your new home, your real estate agent will get to work by whittling down the long list of potential homes. Without a real estate agent, you'll be limited in your searches, which could make your home search difficult and tedious.
- Negotiation Your initial offer on any given property can significantly help or hurt your chances of acquiring that home. Rather than take on a new full-time job researching home values, an experienced real estate agent will have already done the work and will be able to negotiate the best possible purchase price for you. Real estate agents know when to stop and when to keep adjusting the purchase price in negotiations. The seller has a real estate agent representing them - you should too!
- Legal Protection When making an important financial transaction such as buying a home, it's important to know that you are legally protected in case things don't go as planned. When your real estate agent drafts a purchase agreement, they will include certain contingencies that protect you from issues, such as a loss of financing, failed inspection or unfulfilled promises. If the situation warrants, you may be able to recoup your earnest money deposit or void your offer completely.
- Paperwork, paperwork, paperwork! Scaling the mountains of paperwork associated with buying a home is your real estate agent's job! A real estate agent can prevent you from losing and forgetting paperwork or from signing on the wrong line. Without their help, you could miss things that may delay the process and push back your closing date.

5 Types of Retirement…Which One's For You?
For some of us, we begin to think about, dream about, imagine our Golden Years of Retirement early on in our lives and then for some of us, it is the retirement announcement of a friend, co-worker, or perhaps a sibling that sparks our awareness that we might want to start considering our own retirement plan.
No matter the reason, when the time comes, we are all faced with the same questions. How do we envision the next chapter of our lives? What are our fears and what are our fantasies about retirement? How can we make our retirement years glorious, and what will we need to make them our "Golden Years".
I've listed 5 Types of Retirement below…
- Relaxing most of the time and life goes on pretty much the same as it always has, except we aren't working anymore.
- We aren't working, however we now have the time to continue our personal development.
- We become involved in a mix of things. Maybe working part-time, spending more time with family, recreation, traveling or pursuing a health regimen and seeking a balanced life.
- An encore or second career. Maybe you put a lot of emphasis on continuing to work but want to venture out into a different type of career.
- You want to leave your current employer, continue working in your field, but with less hours and extend your career indefinitely.
In conjunction with the type of retirement you envision, if your dream for your Golden Years includes relocating, many more considerations come into play.
Beyond the financial and real estate aspects of relocation, there's another side to the equation that if ignored can easily spell disaster.
What are the emotional, psychological, and purely practical issues you must face to assure a successful relocation to the right place for you?!
It's important to evaluate what sort of lifestyle you envision. Often we envision our lives being the same as they are now, living with the same set of values, hobbies, and interests we currently have.
Believe it or not, it's really important at this point to dream a little bit about what you want and try to be more imaginative, and not assume that everything has to be the same or the activities that you're already involved in are going to be exactly the same. Probably a lot of them will be, and there's nothing wrong with that, however, be imaginative about what you really want to do and how you want your life to be.
If you're married or in a partnership, communication is critical. You need to have a conversation about what each of your lifestyle considerations are. First, each person needs to make a list. Take your time and really envision your ideal lifestyle. Then compare your lists. Determine what your common considerations are and if necessary, rate the considerations by level of importance.
Whether single, married, or in a partnership, once you've envisioned your retirement lifestyle there are important relocation questions. Questions like, "Will the area you're interested in be able to support the lifestyle of your dreams"?
Trying to sort this out and determine how much risk you are willing to take is pretty challenging. You need to be able to assess every aspect and create a plan that will ensure your retirement relocation will be met with a "soft landing." Not a harsh reality!
In the coming weeks, I'll be giving you some hints and pointers, and explore how you can safeguard against moving someplace that once you get there you don't say,
Oh Boy…this doesn't fit what I wanted, get me out of here!!
I'll also be writing about specific things you must be aware of, if you're considering relocating or retiring to North Carolina or South Carolina.
