Inexpensive Honeymoon getaways

Getting married soon? Looking for that honeymoon that you never got to take? Read on to see the best places to honeymoon for less than you would expect! Cheaper does not mean that you have to sacrifice the beautiful and romantic scenery of these inexpensive honeymoon spots:

Costa Rica…Puerto Rico
Although Costa Rica has been a hot honeymoon hot spot for years (offering white (and black) sand beaches, tropical rain forests and adventure trails through the jungle). Puerto Rico is made for couples on a budget, find love again in its’ rain forests and pristine beaches. It also has world-class surfing, zip lines and canopy tours for the more adventurous set.
Not only is it easier to get to, but it is cheaper to get round-trip flights. While it's still off the radar, sun seekers should take advantage of the low prices and abundant deals here. Consider the beachfront Gran Melia Puerto Rico Golf Resort & Villas, where packages -- including airfare and a three-night stay -- start at $419 per person with a $150 resort credit.

London…Dublin
With the exquisite royal wedding last year and the upcoming Summer Olympics, trips to London will increase making an expensive honeymoon spot. Hotel rates have increased and airfare has skyrocketed.
However, just a short distance away, across the Irish Sea, there lies Dublin. Dublin still offers you a romantic feel without the extreme price. While in Ireland, why not try a two-night stay at the remote Ashford Castle Hotel where honeymooners are treated to a package that includes dinner, rose petal turn-down service, breakfast in bed and champagne for less than $2,000?

Thailand…Vietnam
Lately Thailand has become the new exotic honeymoon spot, but also comes with an exotic price. The flight alone can start around $1300 per person.  Why not try Vietnam? Your dollar can go a long way there and in comparison to Thailand, Vietnam has gorgeous beaches, tombs and temples. A worthwhile alternative to the expensive resorts in Bangkok or Phuket.
The Sofitel in central Hanoi offers their couples champagne, chocolates and breakfast in bed for $255 a night. The hotel is also located near the Vietnam History Museum, Ho Chi Minh Mausoleum and presidential palace if you ever decide to venture out.

Venice…Cartagena
Meandering canals, cobblestone streets and hidden wine cafes…hmmmm sounds a lot like Venice, right? Well it is! But imagine getting all of this (minus the gondolas) infused with a Latin twist and great Columbian cuisines like seafood stew or red snapper with fried plantains.
Choose between the grand Hotel Charleston or the more intimate Tcherassi, which has just seven guest rooms in a 250-year-old mansion. The Boutique Hotel even offers a discounted rate of around $550 a night in February and March.

Paris…Quebec
Want the Paris adventure without paying beau coup bucks to experience? Lovers can stroll down quiet streets, sip champagne and even dine on fabulous French fare without the fabulous French prices.
A room at the unique Hôtel de Glace is now just $199 per person, including a welcome cocktail and breakfast. That's a bargain compared to the normal rate of $399 per person, although that price includes a four-course dinner.

Hawaii…Outer Banks, NC
Although there may never be a feasible substitute to the beautiful island of Hawaii, however the Outer Banks of North Carolina may come close! J For East Coast Newlyweds (or any newlywed couple) The Outer Banks of NC offers comparable romantic beaches with plenty of activities to keep you and your sweetheart satisfied.
Hotels here cost less than $100 a night, on average, in the off-season. Although summer is the best time to go. Rates at popular spots like the Inn on Pamlico Sound jump to over $300 a night in August but even then, prices are still far less than the sky-high rates at beach resorts on the islands, where a stay in an ocean view at the Marriott in Kauai starts at $450 a night (not including champagne and rose petals).

Choosing the BEST mortgage option

When it comes to mortgages there are many options available to you. But how do you choose the right mortgage payment options and terms for it? You should know the risks involved with each one of them and carefully consider the loan offers that you receive. Before agree or settling on any mortgage term and payment you should evaluate how much you can afford a month and include taxes and insurance in that number as well. Here is a breakdown of different mortgage options that currently exist along with a little explanation about each to give you an idea of what may be best for you.
1. Fixed Rate Mortgage
A fixed rate mortgage is an option that actually locks in a set interest rate. This is by far the best option due to the fact that your rate cannot increase. If rates happen to drop, you are at liberty to refinance without the worry of increasing rates. With this option you are protecting yourself from unexpected rate increases.
2. Adjustable Rate Mortgage
With Adjustable Rate Mortgages (ARM), initially you are offered a low rate resulting in lower payments, initially. However, after the initial payment option is completed the ARM will then adjust. If there is a rate increase, then so will your rate and your payment. Essentially, you will have to understand that with this option you will need to make sure that you budget will allow for payment increases.
3. Interest Only Payments
Interest only payments is another payment route that you could go. With this option you will have lower payments and more flexibility to your payment options, however, no equity is built with choosing this option. Once the payment option is completed you may find yourself in a difficult situation, so be VERY careful when it comes to interest only mortgage loans.
Normally, if you choose not to put down twenty percent of your home’s value you will be required to use a private mortgage insurance company. These companies protect the lender in the event you default on your loan. There is a way to avoid the private mortgage insurance through “creative” financing. You can opt to take out a second loan to cover the amount of the twenty percent down payment, but the interest rate on the second loan usually tends to be higher.

I hope that the four mortgage options that I discussed gave you a good idea of what to expect when choosing your options. It is best to do your research to make sure you that you are getting the best rates and payment options possible.

Working With Real Estate Agents: Common Myths

Working With Real Estate Agents: Common Myths

You've probably heard many stories - good and bad - about real estate agents. What's fact and what's fiction? Before you write agents off completely, follow these tips.

I have heard SO many myths about working with real estate agents. What’s the biggest myth you’ve heard? For me, I always hear that real estate agents aren’t helpful with finding a home and that they are only in it for the money. I hear others say that the agents make you sign contracts that are impossible to get out of. I know for a fact though, that it is not true. Both of the previous answers are myths, the truth is that working with a real estate can be very helpful and rewarding, especially for a first time home-buyer.
Before you completely write off real estate agents, consider the following:
Myth No.1 — I can only get the best deal on the house I want by calling the agent on the For Sale sign…
Truth is, that agent is contractually bound to represent the seller and get the best deal, for the seller. It’s ok to work with that agent in a fair and professional manner, however don’t give away too much confidential information to the agent.
Bottom Line:
If you tell an agent representing a seller the highest amount you are willing to pay, they are obligated to pass that information onto the seller themselves. Take time to research and learn about the duties and loyalties of real estate agents prior to looking for your home.
Myth No.2I was told by my agent that I had to sign a Buyers Agency agreement before we could work together. I signed the agreement and now I find myself unhappy with the relationship.
Some people are a good match and hit it off on the first meeting, but what happens if you don’t or are unsure? If you are not comfortable about signing an agency agreement when the agent asks, then consider the following:
• Ask the agent to work under a verbal buyer agency agreement for a short time. Some states allow this, giving you time to become familiar with the agent before you sign a formal agreement.
• Ask the agent to write a buyer agency agreement that covers a very short period, such as a day or a week.
• Find out if the agent can offer a non-exclusive buyer agency agreement. The agent would be your buyer's agent, but you would not be tied exclusively to her.
Bottom Line:
If the agent will only work with you if you immediately sign a lengthy buyer agency agreement, you may be better off seeking another agent.
Myth No.3 — I can find more homes for sale by calling more than one agent.
Possibly, but that is not always true. If you’re home shopping in a specific area, and the agencies belong to Multiple Listing Services, it means they all have access to the same properties.
Ask agents what areas they cover. Small-town agents may work a multi-county area. Agents in a city may restrict themselves to certain neighborhoods or subdivisions.
Bottom Line:
Researching and showing properties is time-consuming, so you'll get better service if you find an agent you like (within a given area) and stick with that agent.
Myth No.4 — The agent with the most listings in town is the best agent to call.
Think about that. If an agent has that many listings to deal with, how much time do they have for buyers, especially buyers who may want to look at properties other than theirs?
Bottom Line:
A brand new (competent) agent can be every bit as effective as a seasoned pro. Someone working with fewer clients will have your needs in mind constantly. Hire the person, not a lineup of listings.
